Terms and Conditions

1. Purpose and Acceptance

These Terms and Conditions govern the use of the services offered by Emproconstruction (hereinafter, "the Company"), specialized in steel frame home construction and engineered foundations. Hiring our services implies full and unreserved acceptance of all clauses established herein.

2. Services Offered

Emproconstruction offers the following services:

  • Steel frame home construction
  • Custom engineered foundation design and execution
  • Turnkey projects
  • Extensions and comprehensive renovations
  • Specialized structural consulting
  • Sustainable construction and energy efficiency

3. Hiring Process

The hiring process is carried out as follows:

  • Quote request: The client requests a quote through the web form, phone, or WhatsApp.
  • Initial meeting: We meet to understand the project needs and conduct a preliminary study.
  • Proposal presentation: We deliver a detailed quote with scope of work, materials, timelines, and payment terms.
  • Acceptance: The client signs the contract and pays the initial deposit (30% of the total).
  • Execution: We begin work according to the established schedule.

4. Prices and Payment Methods

All prices are expressed in euros (€) and include VAT. Accepted payment methods are:

  • Bank transfer
  • Credit/Debit card
  • Cash (only for amounts under €2,500)

The payment schedule is established in the contract and may include: 30% at start, 40% during execution, and 30% upon project completion.

5. Execution Deadlines

Execution deadlines are mutually agreed upon between the parties and detailed in the contract. Emproconstruction commits to meeting agreed deadlines, except in cases of force majeure or delays attributable to the client (such as lack of access, unforeseen modifications, etc.).

6. Warranties

In accordance with current regulations (Spanish Building Act - LOE), we offer the following warranties:

  • Ten-year warranty: For material damage to the building affecting structural safety.
  • Three-year warranty: For defects affecting habitability.
  • One-year warranty: For finishing or workmanship defects.

7. Client Responsibilities

The client agrees to:

  • Provide access to the property during agreed working hours.
  • Obtain necessary permits and licenses for the work execution.
  • Make payments on the established dates.
  • Notify any modifications or incidents well in advance.

8. Changes During Construction

Any modification requested by the client during project execution must be communicated in writing. Emproconstruction will prepare an additional quote that must be accepted before proceeding with the modifications.

9. Intellectual Property

All plans, designs, models, and documents delivered by Emproconstruction are the intellectual property of the company and may not be used by third parties without express authorization.

10. Limitation of Liability

Emproconstruction shall not be liable for indirect damages or losses arising from the use of services, nor for delays caused by circumstances beyond its control (extreme weather conditions, strikes, supply issues, etc.).

11. Dispute Resolution

The parties agree to submit to the courts and tribunals of Badalona (Barcelona) for the resolution of any dispute arising from the interpretation or execution of these terms, expressly waiving any other jurisdiction that may correspond to them.

12. Applicable Law

These Terms and Conditions are governed by current Spanish legislation, particularly the Spanish Building Act (LOE), the Civil Code, and the Consumer Protection Act.
